Speed is one of the biggest advantages of working with a private lender. Fix & Flip loans can close in as few as 10 days, and Multifamily bridge loans typically close within 5–20 days. Exact timelines depend on the completeness of your application, the property appraisal, and title work. We work to eliminate unnecessary delays so you can compete with cash buyers on time-sensitive deals.

Minimum credit requirements vary by loan program. For Rental loans, we require a minimum FICO score of 600. Fix & Flip and other short-term programs focus more heavily on the deal itself—the property value, your rehab budget, and your experience—so credit requirements may be more flexible. Loan amounts depend on the program and the property. Fix & Flip loans are available up to $5 million with up to 92.5% of the total loan cost and 75% LTV. Multifamily bridge loans range from $500K to $10 million. Ground Up Construction loans range from $50,000 to $3.5 million, covering up to 85% of total project costs. Rental loans offer up to 80% LTV on purchases and 75% on cash-out refinances.

Most of our short-term loan programs—including Fix & Flip and Refinance—are stated-income only, meaning we do not require W-2s, tax returns, or pay stubs. Underwriting focuses on the asset value, your experience, and the overall deal economics. Rental and long-term programs may have DSCR (Debt Service Coverage Ratio) requirements to ensure the property generates sufficient cash flow to cover the loan payments.

We finance a variety of residential investment property types including single-family residences (SFR), 2–4 unit properties, condos, PUDs, townhomes, and multifamily apartment buildings with 5–100 units. Ground Up Construction covers residential 1–4 units, townhomes, and condos. We do not finance owner-occupied primary residences—our programs are designed exclusively for investment properties.

For Fix & Flip loans on a 1-year term, there is no prepayment penalty—you can pay off the loan early without any additional fees. This is ideal for investors who plan to renovate and sell quickly. Refinance loans on a 1-year term also carry no prepayment penalty. Longer-term rental loans may include a prepayment structure; ask your loan advisor for details specific to your scenario.
